Steinmetz & Associates, utilizing existing computer generated
building drawings, will prepare existing tenant partition plans. These plans will
indicate existing partitions and will be entered on CADD to integrate with future
space planning and working drawing documents.
a) Common Area Calculation: Steinmetz & Associates upon
completion of the existing
partitions will calculate the gross footprint, NRA (net rentable area) and CA (common
area factor) for each floor. In addition, Steinmetz & Associates will calculate the
minimum multi and full floor factors. This approach will probably result in an increase
of rentable area.
b) Tenant Calculations: Steinmetz & Associates will recalculate
each tenant area in
accordance with the CA area factor established above. Although leases may not be
changed immediately, this will allow for the adjustment of future square footages and
probably result in an increase of rentable area.
